Pleasant Boulevard TownhomesI had the opportunity to check out the launch of “Pleasant Boulevard Townhomes” this week and I’m pleased to announce that I was suitably impressed especially due to the price point of these “stacked townhouses”.

In the past I’ve expressed my concern with this concept of construction as they are conventionally built with stud wall construction which has proven less than ideal with respect to sound attenuation matters. In this instance I was reassured to talk with the developer and learn that each residence is separated with a poured concrete demising wall.

Townhouses in this high demand area of the city (where three of the city’s most prestigious residential areas of Forest Hill, Rosedale and Moore Park/Summerhill converge) have shot up in the past year like crazy! Normally you would expect to pay a million dollars for a townhouse in this area. There are great established townhouse communities along St. Clair Avenue West at Russell Hill, Spadina, Warren Road, all of which start just over $1,000,000.00 these days.

There is a cluster of very nice new townhouse collection (completed in September/October 2005) on Lonsdale at St. Clair across from Upper Canada College (Canada’s most elite private boys school) that started at $1.2 Million and a three unit group on Oriole Rd. that started at $1.8 Million. There is a spectacular collection large two million dollar luxury towns being built on Heath St. by J. F. Brennan (who builds many of the prestigious new Forest Hill homes) beside The St. Clair (condo) which itself has a collection of four private townhouses.

So, to see a condo alternative like a stacked townhouse come along in this area and one that is carrying the type of appointments offered at Pleasant Boulevard Townhomes it is difficult for me to not give this project a thumbs up!

To clarify, a “stacked townhouse” as opposed to a “townhouse” looks like a single family residence however, the structure houses a number of residential units (in this instance 2, one upper and one lower). The lower unit consists of a partially below grade (ground level) two level unit with a second two level unit above it.

The lower level offer ease of access as you walk right into (down) at street level while the upper level units require that owners walk up. I tend toward a walk up over an elevator myself but that is a private perspective and I do not allow my personal thoughts to interfere with the decision making process of my buyer/clients.

The units come very nicely appointed with stainless steel appliances, solid wood floors, granite and/or limestone countertops, marble foyers, large windows and two bedrooms, two bathrooms plus powder room downstairs. Ceiling heights are nine (9) feet in the principal rooms and eight (8) eight feet high in bedrooms. Upper level units have skylight in the den. From it’s smooth ceilings to it’s gas cooking, cornice molding and 5” baseboards, it is obvious that this developer has done his homework and come up with a win/win scenario to deliver quality affordable living in this high demand area.

Prices start in the $480’s up to $557,900 including parking and locker. It is important to remind you to not visit the sales site without first registering with me and attending their sales site with me. The developer (like most reputable developers) will underwrite all “agency” fees on your behalf, rendering my services to you FREE providing your don’t pop in first without me. This rule is designed to minimize head aches for the developer and his agent and is understandable.
