The purchase of a home is usually the single largest investment that most of us ever make! While you have been busy getting yourself in the position to be able to buy the home, real estate and new development sales professionals have been developing their skills and tactics to get you to buy their products.

Under law they owe everything (confidentiality, loyalty, disclosure, accounting, etc.) "to their client" (the SELLER) and most of them (like me for years and years) take their profession very seriously. When I "worked the floor" and you came to my site, you bought! Sophisticated psychological training is given to many of these sales reps (myself included) sufficient to be able to qualify all consumers and narrow the game down from there to having them give me a deposit with a signed Offer on their first visit to the site. At my sites you bought . . . you might go home and cancel the Offer later over the phone (under the 10 day recission law) but you bought! The odds were very good that I would get you to sign up and we kept statistics as sales professionals on how many "suspects" we needed to get our fill of qualified "prospects" that we would turn into "buyers". Believe me, if you simply walk around from sales site to sales site without the protection of your own skilled Buyer’s Agent (most Realtors will tell you they work as Buyer’s Agent but if you ask them if they also work as a Seller’s Agent they will confess to not ultimately being committed to Buyer Agency which is substantially more difficult and less lucrative).

In my earlier days I also trained sales professionals on the tactics of "closing the sale" which any seller will attest to being a science. Believe me you don’t want to voluntarily expose yourself to a trained sales professional when looking at investing in real estate (whenever you are buying real estate you are investing).

At this point in my career I have mellowed out and come up with a much more gratifying way to make my living. In working for the other side, the Buyer I find a great deal more rewarding and a more enhanced sense of fulfillment. Most people simply don’t know how to Buy real estate. Why would you? Most people buy 2 or 3 homes in their lifetime. When it comes to condos with all their inherent codes, requirements, common element responsibilities, etc., etc., consumers really are at a disadvantage trying to invest wisely. I open this world up to my clients enabling you to make your own informed decisions all along the way.

I don’t EVER try to influence you decision to buy other than to furnish historic information, market information and statistical data relevant to each property that you are considering. We will map out a buying strategy with checks and balances along the way to insure that I find you exactly the properties meeting your specific criteria ("Have us Find You A Condo" form on simplycondos.com).

 You must realize that there is a horrific game going on in the sales of luxury homes (everything from 400 square foot condos to whatever are called Luxury today - I’ll help you know the difference) whether it exists (resale) or if there are floorplans on the wall of a sales site. If you see an ad for a property you must always remember that the agent running the ad holds a legal 100% obligation to protect ONLY the interests of the Seller! Call me and have me call them for you and save yourself a world of potential trouble.
