PARK AVENUE, UPTOWN'S MOST RECENT ADDITION TO THE CITY'S TRUE LUXURY RESIDENCES LIST REGISTERS TO THE DELIGHT OF THE OWNERS

In a city where eight foot (stippled) ceiling heights are the norm and where the concept of adding at least another foot of height in the ever downsizing condo scene seems more the norm than the exception, the odd development ("True Luxury" condos developments) like Park Avenue have ten foot smooth ceilings in every suite.

Once you've lived in a ten foot ceiling height, you can never go back! Psychologically the space added is substantial. For example an eight hundred and fifty square foot condo with ten foot ceilings will appear more like a thousand square feet. I know as I must disclose that I am a proud owner of a Park Avenue residence (that will become available soon as I have already purchased in St. Clair On The Avenue).

Park Avenue, a limited collection of only 50 residences was sold as a "world class" residential development with each suite fully upgraded with exotic engineered hardwood floors, granite and/or limestone bathrooms and kitchens, quality appliances, etc., etc., etc.

It is important to point out that comparables by the square foot in the immediate area are running just ahead of $500 per square foot and comparable presale properties in the area (I emphasize in the area as this area is really the best that the city has to offer) such as the St. Clair On The Avenue (named "simplycondos.com's Luxury Condo Development Of The Year in 2005") is offering presale pricing of $550 - $800 per square foot.

Like all developments there are prime suites and challenged suites in Park Avenue just like every development in the city. After all the garbage has to be collected somewhere and light into the suite issues suggest that you have an experienced Realtor familiar with the building represent you.

The building really is unique, with fourteen inch thick exterior walls boasting high windows and Juliet balcony doorways. The lobby is exquisite boasting impressive pieces of art overseen by an executive concierge (a security guard is manning the post until a qualified and experienced candidate for the job can be found).

An 1800 square foot (approximately) two bedroom and den luxury residence will run you in the $1.2 Million dollar range with parking included. There is a small (approximately 600 sq.ft.) pied de terre (one bedroom) running at approximately $445 per square foot unit starting at just over $250,000 (without parking) and spacious one plus den residences with two full bathrooms, starting at around $475,000 (one "light challenged" unit like this was recently offered at $425 or so a square foot - but as always, you get what you pay for).
