CALLING ALL INVESTORS ! ! ! - BUCKLE UP YOUR SEAT BELT . . . . . HERE COMES THE NEXT PHASE OF CITYPLACE "NEO" - May 19, 2005

If you have been following this site you will know that that last phase in Cityplace, which was named "N1 and N2" sold out in 2 days! People ask me how the market is and do I expect it to drop in prices soon following this four year record breaking track record.

Well, the answer is quite simple and most importantly it is told to you by the market itself and not a real estate sales person. N1 last only 2 days (it housed over 300 residences) and N2 sold out quicker as recently as April 05 (last month). So the quick read on it is that the market is booming and is anticipated to continue to boom for some time.

There does have to be some kind of adjustment but the peripheral stuff is what gets hurt when this kind of natural evolution takes place. An adjustment is actually good for the market as it knocks off the sideline players (entrepreneurs) who deliver much of the less than great product out there.

At Cityplace, their track record for ROI ("return on investment") is so sound that they have a built in pool of investors from their earlier developments (Matrix, Apex, Optima, Harbourview Estates, West 1, Gallery) that have consistently seen their small investment of $150,000 turn into $210,000 as soon as the buildings complete, that they don't have to look far to sell out entire buildings now.

The good news is that there is still a half dozen or more buildings in their mega strategy for this city within a city. Cityplace has been gracious enough to allow my clients the unique opportunity to attend a prelaunch get together where my clients have the opportunity of getting in on the ground floor.

They have invited me, along with my clients, to this Private Pre-launch Event, to be held Friday (June 3rd. 2005). The latest building to be unveiled is call "neo", a nineteen floor midrise to be located on Spadina just west of the Skydome (recently changed name to Rogers Center).

Cityplace employs some of the most ingenious concepts and technologies to keep their end product state of the art while employing the most creative and productive sales strategies employed in the business today. If you are an investor not working with a Realtor (a connected on at that) you are not gaining all of the FREE advantages available to you.

For example, on Friday June 3rd, 2005 you will receive FREE a 42" Samsung Plasma T.V. (delivery charges included to anywhere in the GTA). For my international clients you still get the Plasma and can ship it home if you like or consider building it into the unit as a resale "perk" to a buyer. Hey, if you are buying at $150,000 (approx) and selling at $210,000 (approx) why not throw it in! It might make you unit sell quicker than the others who are home watching it. If you prefer to travel I can exchange the 42" Samsung for a $3,500 travel voucher (you must purchase on June 3rd).

Prices start as low as $139,900 and you can believe me that they will all sell out in hours! They have quite intelligently (from an investment perspective) offered 2 one bedroom plans (from $139,900 & $155,900) and two one plus den plans (one with one bathroom and a powder room and the other with a four piece ensuite plus a three piece) starting as low as $206,000. The also offer an excellent 916 square foot, two plus den (the den is as large as the second bedroom thus could be used as three bedroom) starting at under $300,000.

The interior package is excellent with upgrades from earlier buildings that delivered carpet in living areas to an excellent laminate that even impressed me.

The units in neo will undoubtedly sell out overnight as did N1 and N2 so if you are looking for what I call the best investment opportunity in the city right now, neo beats everything "hands down" so call me immediately (I can only take a small group in with me) and places are running out fast! Call me or email me today.
