SERIOUS BUYERS TAKE NOTE ! ! ! ! Only a Few Good Units Remaining . . . . .

 Well, like all good things, the inventory of “premier” and pretty much “good” units in Hudson have all been sold! Don’t get yourself caught up in a late buyer’s quagmire where you pay inflated prices introduced once construction has started.

There still are a few good suites remaining amidst a cluster of “also ran suites”. Let’s face it, every development has it’s “dog suites”. This is certainly NOT to slam the developer or the development but every development has the “other than good inventory” of suites that astute buyers avoid. And STOP running in ahead of talking with me to their sales office. I am getting no end of aggravation from one sales rep there who has caused immeasurable embarrassment for a number of my clients. As my sales record shows, I am approaching thirty individual “clients” that I have introduced to The Hudson, all of whom have relied on my professional opinion and/or “Endorsement” when formulating their purchasing decision. I take my responsibility very seriously. I am committed to insuring that my clients' are buying what is right for them.

I understand that there is pressure on you once you arrive at a sales site to “Register” and I’ve told you all before that once you do register they will not honour their offer to underwrite my buyer agency fees for you. It’s that simple and I’ve written about it in article after article after article for years now. Every email correspondence that I send carries a banner in colour emphasizing that the recipient NOT GO TO THE SALES SITE WITHOUT ME and yet, every week I hear from a number of clients who “just stopped by”, “just thought they would pick up the plans”, and a host of other lame excuses which have now established a hurdle for us all to face.

You would almost think that they wanted to expose themselves to the game without my help but that is clearly not the case when they realize what they really have done. Simply stated: “DON’T EVEN GO THERE” (a Cajun saying meaning “don’t even think about it”).

So, please, let’s keep things straight. The process is as follows: you contact me and we arrange to go in together (this applies for ALL condo sales sites), we go in with a set strategy GUARANTEED to get you the best unit on the best floor on the best terms and conditions.

Understand that as nice as any sales site Realtor is when you are visiting together, UNDER LAW that Realtor holds a legal (“fiduciary”) obligation to protect ONLY the best interests of his/her “Client” (the Seller) and that UNDER LAW they are required to treat you as a “Customer” with limited obligations of not lying or misrepresenting and “answering all questions”. If you are on your own you have got to know the questions!?! You can believe that after almost three decades of residential condo expertise and having marketed Toronto condos around the world during this time I know the questions to ask on your behalf.

So, hopefully we’ve got that straight, once and for because once we blow it . . . we blow it! Today, February 9, 2004 the started to tear down the sales office having already sold approximately 70% of the residences.

Now, the prices will start climbing (showing the initial buyers their growth on their equity) and buyers are expected to come in an pick from what’s left. Understand that King and Spadina is a great location specifically because of it’s north/south and east/west streetcars at The Hudson’s front door. Steel wheels are not something that goes unnoticed and my research suggests that you would want to be no lower than the sixth floor especially if you out near the southwest corner of the building. Reality is that there are precious few units remaining above these in the good suite inventory.

There are some very nice larger suites in the $550,000 price range however one has two elevators on it’s wall and the garbage chute immediately at your front door! Don’t expect the site sale people to inform you if you go without your own agent as that would constitute not protecting the best interests of or confidentiality undertaking of their client. On the weekend I had a client consider the unit (above) and I had to instruct my fellow Realtor (I wasn’t there as my clients were now purchasing a unit for their parents) to disclose this to my client.
