WHAT ABOUT SELLING MY CONDO?

As a professional Purchaser's Agent, I am happy to list your condominium for sale or rent however, some expansion on my conventional Agent Relationship is required. The law in Ontario allows a Realtor to represent BOTH the Purchaser and the Seller under what is called a DUAL AGENCY RELATIONSHIP whereby the Realtor owes and delivers Fiduciary obligations (see what is a Purchasers Agent) to BOTH parties.

In all honesty, I see DUAL AGENCY one of the better structures for real estate as both parties are owed the same obligations which constitutes true full disclosure. Isn't it best that nothing is hidden when such large amounts of money are involved?

According to OREA (Ontario Real Estate Association) "Dual Agency occurs when the same agent has an agency relationship with more than one party to the same real estate transaction. Both parties must give their informed consent to this form of representation. The agent must advise the vendor and the purchaser of the dual aspect of representation and must provide full and timely disclosure to all parties of all pertinent information."*

Extreme care must be exercised each time I practice dual agency representation and I take my profession very seriously. For me to enter into a relationship of agency with you to list your condo for sale you must agree and acknowledge agreement to transact the sale under a Dual Agency Agreement whereby C. L. Hanes is obligated under law to Full and Complete Disclosure of all pertinent facts relating to the residence and transaction of purchase and sale thereof.
